Grand Opening of our Spanish Fork office

Maintaining The Value Of Your Home

Preventive maintenance is crucial to the value of your home. Keep your place in the excellent shape with frequent check-ups to save you the cost of emergency repairs. I’ve listed a few tips below to help get you started on the road to maintaining the value of your home.

First, retain the roof. Be diligent about roof maintenance. After the next rainy day, inspect your ceiling for wet spots. It wouldn’t be a bad idea to ask a licensed professional to inspect your roof. If the singles are curling, crackling or buckling, it is time to replace your roof. Then, check your gutters for foliage build-up. Gutters are at their best when clean. Trapped moisture leaves your home susceptible to mold and can cause major damage to your home.

Then, check the paint. Look for cracked or chipped paint on the exterior of the home. Wood begins to rot when it is exposed. Scrape off any falling paint and sand it down, then prime the bare wood surface and paint it with a high quality paint product. You may also want to try power washing as well.

As far as the landscaping goes, love your lawn! Keep up on all of that overgrowth to maintain a great looking yard. Pull up dead flowers, weeds, and replace them with a low maintenance variety like pansies, mums, or begonias. Trimming the overgrowth will help prevent the growth of mildew and moisture. Any branches should be at least 7 feet away from the exterior of your home to expand the life of your siding and roof.

Most importantly, keep the air fresh in your home. It never hurts to give your air conditioning unit a little TLC. Did you know that an efficient air conditioner removed moisture and humidity from your house, which in excess can damage its foundation? This is why it is so important to change your air filters monthly. When your air conditioner unit is free of dust and dirt, it will run more efficiently. Which will in turn, save you money on your energy bill.

Anything dripping inside of your home is not a good sign. Check around for leaking faucets or sweating pipes of any kind. When it is laundry day, look at the washing machine for cracks, bulges or dampness. Also, take a look under the kitchen sink for leaks and make a note of wetness around the dishwasher.
